These terms of use (“Terms of Use”) are entered into between you (“you” and “your”) and True North Hospitality LLC, doing business as Olea Lane (“Olea Lane,” “we,” or “us”). These Terms of Use govern your access to and use of the website at https://www.olealane.com/, including any content, functionality, and services offered on or through it (the “Site”).
By using the Site, you agree to be bound by these Terms of Use. We may suspend or end your ability to use the Site without notice if you do not comply. If you do not agree to these Terms of Use, do not access or use the Site.
We may change the Site and these Terms of Use at any time. Changes are effective when posted. Your continued use of the Site after we post revised Terms of Use means you accept the changes.
Information we collect on the Site is subject to our Privacy Policy at https://www.olealane.com/privacy-policy/. By using the Site, you acknowledge the actions we take with your information in line with that Privacy Policy. The Privacy Policy is incorporated into these Terms of Use. If the two conflict on a matter of Site use, these Terms of Use control.
Site content is current as of the date it is posted, to the best of our knowledge. Descriptions of services are invitations to start a conversation. They are not an offer to perform work until we confirm an engagement in writing.
2. Intellectual property
The Site and its contents, features, and functionality, including text, graphics, video, logos, images, and the arrangement of the pages (“Site Content”), are owned by True North Hospitality LLC dba Olea Lane or its licensors and are protected by copyright, trademark, and other intellectual property laws.
The Olea Lane name, the True North Hospitality name, and related logos are trademarks and service marks (“Marks”) of True North Hospitality LLC. You may not use the Marks without our prior written permission, including in connection with any product or service that is not ours, in any way likely to cause confusion, or in any way that disparages or misrepresents us. Other names mentioned on the Site may be trademarks of their owners.
If you believe content on the Site violates your intellectual property rights, notify us as described in Section 17.
3. Limited license and prohibited uses
We grant you a personal, royalty-free, non-assignable, non-exclusive license to access and use the Site Content as an informative resource while you use the Site. Any other use, including reproduction, modification, distribution, transmission, republication, framing, display, or performance of Site Content without our prior permission, is prohibited. You may not download, print, copy, distribute, or otherwise use Site Content for commercial purposes, including publication, sale, or personal gain. You may not remove Marks or other proprietary notices, including credits and copyright notices, placed on or near the Site Content.
You may use the Site only for lawful purposes and in accordance with these Terms of Use. You agree that you will not:
- Use the Site in any way that violates applicable law or regulation.
- Use the Site to exploit, harm, or attempt to exploit or harm anyone.
- Send, knowingly receive, upload, download, use, or reuse any material that does not comply with these Terms of Use.

- Impersonate or attempt to impersonate Olea Lane, an Olea Lane principal or contractor, another user, or any other person or entity, including by using an email address associated with any of them.
- Engage in conduct that restricts or inhibits anyone’s use or enjoyment of the Site, or that, as we determine, may harm Olea Lane or users of the Site or expose them to liability.
- Use the Site in any manner that could disable, overburden, damage, or impair the Site or interfere with any other party’s use of the Site.
- Use any robot, spider, or other automatic device, process, or means to access the Site for any purpose, including monitoring or copying material on the Site.
- Use any manual process to monitor or copy material on the Site, or for any other unauthorized purpose, without our prior written consent.
- Use any device, software, or routine that interferes with the proper working of the Site.
- Introduce any viruses, Trojan horses, worms, logic bombs, or other material that is malicious or technologically harmful.
- Attempt to gain unauthorized access to, interfere with, damage, or disrupt any part of the Site, the server on which the Site is stored, or any server, computer, or database connected to the Site.
- Attack the Site through a denial-of-service or distributed denial-of-service attack.
- Otherwise attempt to interfere with the proper working of the Site.
This Site is not intended for children under 16. We do not knowingly collect information from children under 16. If you are under 16, do not use the Site or send us your name, address, telephone number, or email address.
4. Inquiries and information you submit
To contact us through the Site, you may be asked for your name, company or venue, email address, telephone number, and details of your inquiry. It is a condition of use that the information you provide is complete, current, and accurate. Information you submit is governed by our Privacy Policy.
Submitting an inquiry does not create a client relationship and does not obligate us to accept an engagement. Work begins only when both sides confirm scope and terms in a separate agreement.
5. Accounts and login credentials
The Site does not currently require an account. If we later offer an account, you are responsible for keeping your username and password confidential and for all use of that account, whether or not you authorized it. You agree to notify us promptly of any unauthorized access or other breach of security. We may disable credentials at any time if, in our opinion, you have violated these Terms of Use.
6. Third-party content
The Site may include content provided by third parties, including venues and partners. Statements and opinions of third parties are solely theirs. They do not necessarily reflect our views. We are not responsible for the content or accuracy of materials provided by third parties.
7. Links to other websites
We may link to external websites for convenience, including venues and partners. A link is not an endorsement. We do not control those sites, are not responsible for their content or function, and are not responsible for loss or damage arising from your use of them. If you access a third-party site, you do so at your own risk and under that site’s terms and privacy notice.
8. Disclaimer of warranties
YOU EXPRESSLY AGREE THAT USE OF THE SITE IS AT YOUR SOLE RISK. WHILE WE TRY TO PRESENT ACCURATE INFORMATION, THE SITE IS PROVIDED ON AN “AS IS” AND “AS AVAILABLE” BASIS. WE MAKE NO REPRESENTATIONS OR WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, AS TO THE OPERATION OR CONTENT OF THIS SITE OR ANY SITE TO WHICH IT LINKS. TO THE EXTENT PERMITTED BY LAW, WE DISCLAIM ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT.
Nothing on the Site is legal, financial, or professional advice. Engagement terms, if any, are set in a separate written agreement.
9. Limitation of liability
TO THE FULLEST EXTENT PERMITTED BY LAW, TRUE NORTH HOSPITALITY LLC DBA OLEA LANE, AND ITS MEMBERS, CONTRACTORS, AND SERVICE PROVIDERS, WILL NOT BE LIABLE FOR ANY DAMAGES OF ANY KIND ARISING FROM THE USE OF THIS SITE OR ANY SITE IT LINKS TO, INCLUDING DIRECT, INDIRECT, INCIDENTAL, PUNITIVE, AND CONSEQUENTIAL DAMAGES. YOUR SOLE REMEDY UNDER THESE TERMS OF USE IS TO STOP USING THE SITE. WE WILL NOT BE LIABLE IF ALL OR ANY PART OF THE SITE IS UNAVAILABLE AT ANY TIME OR FOR ANY PERIOD.
OUR MAXIMUM LIABILITY ARISING OUT OF OR IN CONNECTION WITH YOUR USE OF THE SITE OR ITS CONTENT, WHETHER IN CONTRACT, WARRANTY, TORT, NEGLIGENCE, STRICT LIABILITY, OR ANY OTHER THEORY, WILL NOT EXCEED $100.
Some jurisdictions do not allow certain limitations. In those jurisdictions, our liability is limited to the fullest extent permitted by law.
10. Indemnification
You agree to defend, indemnify, and hold harmless True North Hospitality LLC dba Olea Lane and its members, partners, licensors, and service providers from and against any liabilities, damages, judgments, awards, losses, costs, third-party claims, expenses, and fees (including reasonable attorneys’ fees) arising out of or relating to your violation of these Terms of Use or your misuse of the Site, including any content you submit and any use of the Site Content other than as expressly allowed here.
11. Limitation on time to file claims
ANY CAUSE OF ACTION OR CLAIM YOU MAY HAVE ARISING OUT OF OR RELATING TO THESE TERMS OF USE OR THE SITE MUST BE COMMENCED WITHIN ONE (1) YEAR AFTER THE EVENT GIVING RISE TO THE CLAIM, OR WITHIN THE SHORTEST PERIOD ALLOWED BY APPLICABLE LAW IF A ONE-YEAR LIMIT IS NOT ENFORCEABLE. OTHERWISE, THE CLAIM IS PERMANENTLY BARRED.
12. Injunctive relief
You agree that a breach of these Terms of Use may cause irreparable injury for which money damages would not be an adequate remedy, and that we may seek equitable relief in addition to any other remedies, without bond or other security, to the extent a court allows.
13. Waiver and severability
No waiver of a term in these Terms of Use is a continuing waiver of that term or a waiver of any other term. A failure to enforce a right or provision is not a waiver of it.
If a court or other tribunal holds any provision invalid, illegal, or unenforceable, that provision will be limited or removed to the minimum extent required, and the remaining provisions will continue in effect.
14. Entire agreement
These Terms of Use and our Privacy Policy are the entire agreement between you and True North Hospitality LLC dba Olea Lane with respect to the Site, and they supersede prior understandings relating to the Site. They do not replace a separate engagement agreement for services.
15. Term and termination
These Terms of Use remain in effect while you use the Site. Provisions that by their nature should survive will survive after you stop using the Site, including Sections 1, 2, 8 through 17, and the Privacy Policy.
We may suspend or terminate access to the Site, or any part of it, for any reason, with or without notice, and without liability to you or any third party for claims, damages, costs, or losses resulting from that suspension or termination.
16. Applicable law and venue
The laws of the State of Nevada govern these Terms of Use and any dispute under them, without regard to conflict-of-law principles.
Subject to any right you have under applicable law to bring a claim in small claims court, you and we agree that the state and federal courts located in Clark County, Nevada, are the exclusive venue for disputes arising out of these Terms of Use or the Site, and you consent to personal jurisdiction there.
You and we agree that claims will be brought on an individual basis only, and not as a plaintiff or class member in any purported class, collective, or representative proceeding, to the extent that waiver is permitted by law.
17. Communications and contact
We may contact you about these Terms of Use or the Privacy Policy using any information you provide. If you no longer wish to receive notes about our work, use the unsubscribe link in the message or email us. We may still send messages about an active inquiry or engagement.
